A long-term plan starting with 2,696 homes in 2026
The general director of Asprima, Jorge Ginés, explained that, although the complete development will take decades, there are already specific timelines. By the end of 2026, the completion of 2,696 homes in Brunete is expected, within a regional forecast of 27,000 homes across the Community of Madrid. These first houses will help alleviate the housing demand in the area, where prices have risen due to a lack of supply.
Ginés highlighted that “all the regulatory changes being made by the Community of Madrid are aimed at speeding up procedures and shortening timelines so that homes can be built in the time that demand is calling for.” However, he warned that developers still face administrative barriers from state regulations.
“Our forecast for the end of 2026 is that around 27,000 homes can be completed across the Community of Madrid,” assured Jorge Ginés.
The effect on daily life: more services, more traffic, more opportunities
For the residents of Brunete, the arrival of thousands of new residents will mean a radical change. The municipality will need to provide new schools, health centres, green spaces, and public transport. The development includes commercial spaces and facilities, but the question is whether the infrastructure will keep pace with the housing. The Brunete City Council is already working on a mobility plan to prevent congestion on the M-600 and M-501, the main access roads.
In addition to Brunete, other municipalities in the Community of Madrid are undergoing similar processes. In Paracuellos de Jarama, the Miramadrid II project aims to double the population to 50,000 residents in eight years, with 4,040 homes in a first phase (2027-2030). In Móstoles, two planning instruments are being prepared to build up to 12,041 homes, of which more than 4,500 will be for public protection. The Community of Madrid declared these plans as of “special relevance” in March, which accelerates their processing.
In the north, El Molar is planning 5,300 homes, and Tres Cantos continues to expand its urban perimeter, already nearing 55,000 inhabitants. Also in the Henares Corridor, the redevelopment of the former Roca factory land in Alcalá de Henares is expected to provide between 2,500 and 3,000 homes.

For those looking for housing in the Community of Madrid, these developments offer an opportunity to access homes at more affordable prices than in the capital. In Nuevo Brunete, a significant portion of the homes will be for public protection, although the exact percentage has yet to be determined. The timelines, however, are long: the complete development could extend up to two decades, according to Asprima.
The Madrid real estate market is tense, and the lack of supply in the capital is pushing buyers towards the periphery. With the future land deregulation law that the Community of Madrid plans to approve in December 2026, it is expected to expedite housing promotion. In the meantime, interested parties can consult the partial plans of each municipality at their respective city councils.
For the current residents of Brunete, the massive growth is a double-edged sword: more business opportunities and services, but also more congestion and pressure on resources. The City Council has already announced that it is studying the construction of a new health centre and a secondary school by 2028.
