The Local Government Board of Pozuelo de Alarcón has approved the Huerta Grande urbanisation project, which will allow for the construction of 775 homes, 56% of which will be protected. The works will begin in September with the expansion of Campomanes Street.
The Pozuelo de Alarcón City Council has given the final green light to the urbanisation project for the Huerta Grande sector, a development that includes the construction of 775 new homes, more than half of which, 56%, will have some form of public protection. The Local Government Board approved this Thursday the final urban planning step, which will allow construction to start in September.
The initial work will focus on the expansion of Campomanes Street, which currently has a single outbound lane towards the Majadahonda road (M-515), causing regular traffic jams. With the reform, the road will have two lanes in each direction, improving the connection with the M-515 and alleviating traffic on Camino de las Huertas.
Of the total planned homes, 329 will be privately initiated at limited prices (VPPL), while another 105 will be directly promoted by the City Council as part of its Municipal Housing Plan for registered young people. This plan is already underway with another 220 flats in different areas of the city, which will be raffled in the last quarter of 2026.
The first deputy mayor and councillor for Urbanism and Environment, Miriam Picazo, highlighted that "this development will completely change a strategic area to turn it into a privileged enclave." Picazo recalled that "housing is the main problem for families in Pozuelo, as it is throughout Spain, so it is great news that the construction of almost 800 homes is starting now and that more than half will be at affordable prices."
The project also includes the restoration of the historical site 'El Viaje del Agua', the old laundry of La Poza, classified as a heritage asset by the Community of Madrid. The surroundings will be rehabilitated and integrated into a newly created park, which will provide the area with a quality green space.
The president of the Compensation Board of the sector, Alejandro Fernández, stated that "today marks the completion of a fundamental stage and the effective transformation of Huerta Grande begins." Fernández added that "this project will respond to the housing needs in Pozuelo, improve access, and make a unique residential enclave a reality, integrated into a natural environment of great value."
The Huerta Grande urbanisation will be developed on a plot of about 100,000 square meters, located to the west of the urban area, near the M-515. The plan anticipates that the urbanisation works will also begin at the end of September, once the expansion of Campomanes is ready. The construction of the homes will start when the urbanisation is sufficiently advanced.
For the residents of Pozuelo, this development represents a response to the demand for affordable housing in a municipality where free market prices are high. Registered young people will be able to apply for municipal flats, with the draw expected at the end of the year. Additionally, the improvement of Campomanes Street will benefit drivers who use the exit to Majadahonda daily.
The City Council estimates that the urbanisation works will last about 18 months, so the first homes could be ready by 2028. The project also includes green areas, facilities, and a new sewage and supply network.
