The Local Government Board of Pozuelo de Alarcón has given the final green light to the Huerta Grande urbanisation project, which includes 775 homes, more than half of which will have public protection. The works will begin in September.
The Pozuelo de Alarcón City Council approved the Huerta Grande urbanisation project on Thursday, the last step for the construction of this new residential development to start in September. A total of 775 homes will be built, of which 56% will have some form of protection.
The project includes 329 privately initiated homes at limited prices (VPPL) and another 105 homes promoted directly by the council as part of its Municipal Housing Plan for registered young people. With these last ones, the City Council is expanding its portfolio of affordable homes, which already includes another 220 in various areas of the city that will be raffled off in the last quarter of this year.
The initial works, scheduled for late September, will focus on the expansion of Campomanes street, which currently has only one lane and is an exit-only, causing delays from Camino de las Huertas to the Majadahonda Road (M-515). With the reform, this road will have two lanes in each direction, improving traffic flow and access to the city.
The first deputy mayor and councillor for Urbanism and Environment, Miriam Picazo, highlighted that “this development is going to completely change a strategic area to turn it into a privileged enclave.” In her statements, she emphasised that “housing is the main problem for families in Pozuelo, as it is throughout Spain, which is why it is great news that the construction of almost 800 homes is starting and that more than half will be affordable housing.”
Heritage Recovery
The project also includes the rehabilitation of the historic ensemble of ‘El Viaje del Agua’, known as the old laundry of La Poza, classified as a heritage asset by the Community of Madrid. This environment will be restored and integrated into a new park.
The president of the Compensation Board of the sector has stated that “today marks the culmination of a fundamental stage and the effective transformation of Huerta Grande begins.” According to his words, “this project will respond to the need for housing in Pozuelo, improve access and make a unique residential enclave a reality, integrated into a natural environment of great value.”
The urbanisation of Huerta Grande is part of the municipal strategy to expand the supply of affordable housing in the municipality, where demand far exceeds the existing supply. Residents of the area will also see a substantial improvement in mobility, especially in access to the urban centre from the M-515.
