The municipality will host two developments of the Plan Vive Solución Joven, with 188 flats on Avenida Juan Pablo II and 116 on Calle Letonia. 90% of the homes will be reserved for those under 36 years old.
The municipality of Tres Cantos will have 304 new affordable rental homes as part of the Plan Vive Solución Joven promoted by the Community of Madrid. The two developments will be located at Avenida Juan Pablo II, number 1, and Calle Letonia, number 12, and are currently in the processing phase.
The first development, located on Avenida Juan Pablo II, will house 188 units. Of these, 61 will have one bedroom, 108 will have two, and 19 will have three bedrooms. The second, on Calle Letonia, will consist of 116 homes: 36 with one bedroom, 69 with two, and 11 with three. All will include a parking space, storage room, and concierge service.
The common areas of both developments have been designed to promote community living and quality of life. Future tenants will be able to enjoy community rooms, indoor and outdoor gyms, urban gardens, playgrounds, gardens, outdoor meeting spaces, and bicycle parking.
90% of the homes will be reserved for individuals who have not yet turned 36 at the time of signing the rental contract. The remaining 10% will be allocated without age restrictions, according to the guidelines of Plan Vive IV, to which these developments belong.
The Councillor for Housing in Tres Cantos, Ana Isabel Pérez, has highlighted that residents of the municipality or those who work in the city will have priority in the allocation, in accordance with the five-year residency criteria established by the Community of Madrid. “The construction of these 304 new homes represents a significant step forward in facilitating access to affordable housing in Tres Cantos, especially among young people, but also for those in other age groups who find it challenging to access a home,” the councillor stated.
The homes will be offered under the Publicly Protected Rental Housing (VPPL) scheme. The awarded company, DeA Capital, has applied a rental coefficient lower than the maximum authorised by the Community of Madrid, which will allow for lower rents. Specific amounts will be announced along with the final marketing conditions, which will include community expenses.
Construction work is set to begin in the fourth quarter of 2026, with the aim of delivering the properties to their future tenants in early 2029, according to the forecasts of the Community of Madrid. This initiative is part of the Plan Vive Solución Joven, which aims to expand the supply of protected housing in the region and facilitate access to homes at affordable prices.
For the residents of Tres Cantos, these developments represent an opportunity to access housing in their own municipality, under favourable conditions and in an area equipped with services and green spaces.
