The district of Vicálvaro hosts the development of Los Cerros, a neighbourhood with more than 16,300 homes, of which 7,130 will be affordable housing, and a green area of 1.7 million square metres.
The construction of the new neighbourhood of Los Cerros, in the Madrid district of Vicálvaro, is progressing well. Following the approval of the urban plan in February 2025, the first phase is already 72.51% completed, and this week the second phase has begun, which will accelerate the construction of the more than 16,300 planned homes.
Of those 16,300 homes, more than 7,130 will be affordable housing, a figure that provides relief for young people and families looking for an affordable home in the capital. The project, which spans 470 hectares (4.7 million square metres), also includes 1.7 million square metres of green areas, making Los Cerros a green lung larger than El Retiro park.
According to the Madrid City Council, the first phase already has 396,000 square metres of buildable land, where 4,000 homes and 8.2 hectares of green areas will be constructed. It is expected that around 12,000 residents will live in this phase. The Iroko housing promotion, with prices starting from 271,000 euros plus taxes, offers between 1 and 4 bedrooms.
These homes will incorporate photovoltaic panels that will power aerothermal systems for heating, cooling, and hot water, achieving an energy rating of A. The neighbourhood aims to be one of the most sustainable in Madrid, with an estimated 40% water savings and a 30% reduction in waste during construction.
The second phase, which has just started, plans for 8,258 homes, of which 5,129 will be affordable housing. It will feature 62 hectares of green areas and 12.7 kilometres of bike lanes. Once this phase is completed, only the third phase will remain to finish the neighbourhood.
The total cost of the development exceeds 639 million euros and is expected to create 1,300 direct jobs. The Minister of Housing, Transport and Infrastructure of the Community of Madrid, Jorge Rodrigo, has highlighted that "Los Cerros represents the way we want to understand urban planning in the region: a model with large green areas, public services, and thousands of homes to facilitate access to housing."
Los Cerros is located between Coslada, El Cañaveral, and San Fernando de Henares, an expanding area that will improve connectivity with the eastern metropolitan area. Residents of Vicálvaro and future inhabitants will benefit from an environment with a swimming pool, gym, children's park, and rooftop viewpoint in the common areas.
The construction of the third phase will begin once the previous phases are completed, although there is no specific date yet. It is expected that the neighbourhood will be fully developed in the coming years, providing housing solutions for thousands of Madrilenians.
