The Community of Madrid will build 20% more social housing on various lands of the Social Housing Agency (AVS) thanks to the new Urgent Measures Law, which will allow for up to 18,000 protected homes in the region.
The Community of Madrid has approved a 20% increase in the construction of social housing on various lands of the Social Housing Agency (AVS), a measure driven by the new Urgent Measures Law. The aim is to facilitate the construction of up to 18,000 homes with some form of protection in the region, as reported by the regional Government.
Specifically, the Government Council has authorised three tenders to build a total of 670 properties intended for social rental in various areas of the capital, compared to the 561 initially planned. The development in the urban project of Los Berrocales will increase from nearly 130 to 154 homes. In the San Blas-Canillejas district, 191 will be built, up from the initial 160, and in the three plots of the UVA of Hortaleza, 325 homes will be constructed, instead of the 272 originally planned.
These projects are part of the regional government's plan to expand the AVS's portfolio, which currently manages 50,000 properties, of which approximately half are apartments housing around 100,000 people. In this legislative term, the agency will build 2,100 new homes, of which nearly 1,200 have already begun in Majadahonda, Móstoles, Rivas-Vaciamadrid, Valdemoro, Villa del Prado, and the city of Madrid.
The AVS will award the construction of these homes through a surface rights transfer procedure for a period of 75 years. Madrid residents who meet a series of requirements, including a maximum income limit of 5.5 times the IPREM, will be able to access them.
Additionally, the Government Council has today acknowledged the awarding of works for a new development of 58 homes in Guadarrama, which will involve an investment of 11.8 million euros and an execution period of 24 months. Work is expected to start this summer on Vereda del Colmenar street. The development will include 34 three-bedroom properties and 24 two-bedroom ones, three of which will be adapted for people with reduced mobility. It will have parking spaces and will be energy efficient, featuring an aerothermal climate control system.
These initiatives are part of various measures by the regional government to expand the AVS's resources and respond to the demand for affordable housing in the Community of Madrid. Residents of the region will benefit from these new developments, which aim to facilitate access to decent housing for families with limited resources.
