The cooperative Cerasus Promoción has acquired a plot in Sector SR-5 of Brunete to develop 89 basic public protection homes. The project includes common areas, a pool, and high energy efficiency standards.
The cooperative Cerasus Promoción has taken a firm step in its expansion plan in the Community of Madrid by formalising the purchase of a plot in Brunete to build 89 basic public protection homes (VPPB). The operation, formalised before a notary, marks the culmination of the public tender called by the Brunete City Council for the sale of Lot 3 of the Land Readjustment Project of Sector SR-5, Phase 1 Ensanche Sur.
The plot, identified as BA-VPPB-6, has an area of 4,960.60 square metres and a buildable area of 8,095 square metres. Two parallel buildings will be constructed on it with a staggered design to adapt to the natural slope of the land. In total, 89 homes with two, three, and four bedrooms will be distributed, of which four will be adapted for people with reduced mobility. Additionally, the complex will feature 122 parking spaces and 89 storage rooms.
The architectural project has been developed by Estudio Arquitectura Cano and Escario, while management will be handled by Impulsa Serprogesa, a company specialised in housing cooperatives. The proposal was the highest technically rated in the public tender, according to municipal sources.
The development is proposed under the cooperative model, which will allow future owners to access their homes at cost price and participate directly in the management of the project. Cerasus Promoción will soon open the process for incorporating new members, prioritising those already on the list of preferred interested parties.
The design of the residential complex includes a large area of common spaces between the two blocks: a gated community with a pool, children's play areas, landscaped areas, and a control access booth. The layout aims to promote coexistence among residents, combining privacy with shared use areas.
Sustainability is one of the project's key focuses. The development aims to achieve the highest energy efficiency rating and Breeam and Passivhaus certifications, which endorse the energy and environmental performance of the buildings. To this end, a minimum improvement of 20% in the consumption of non-renewable primary energy and CO2 emissions compared to regulatory requirements is anticipated.
The homes will incorporate large terraces, passive solar protection solutions, geothermal systems, low-consumption climate control, water-saving measures, and efficient waste management. Additionally, charging points for electric vehicles will be installed in a proportion equivalent to 50% of the total number of homes.
Another highlighted aspect is the landscaping integration: more than half of the roof will feature vegetation treatment, and the complex will have a green façade to enhance its adaptation to the environment. This commitment to vegetation aims to reduce visual impact and improve the thermal efficiency of the complex.
With the purchase of the plot, the technical and administrative phase of the project now begins. The plan is to apply for provisional qualification as VPPB homes within approximately six months, a necessary step to advance the processing. The construction of these 89 homes will help increase the supply of protected housing in the west of the Community of Madrid, an area where demand for such properties is high.
For the residents of Brunete and its surroundings, this development represents an opportunity to access affordable housing in a municipality that has experienced significant population growth in recent years.
