The Community of Madrid has handed over the first keys to 524 homes from the Vive Plan in Boadilla del Monte, the largest promotion completed to date. A total of 6,419 homes have now been delivered in the region.

The Community of Madrid has taken a new step in its strategy for protected housing with the delivery of the first keys to the 524 homes from the Vive Plan in Boadilla del Monte, the most ambitious promotion completed so far. With this initiative, the government of Isabel Díaz Ayuso has reached 6,419 homes delivered across various municipalities in the region, mainly aimed at young people and families.

A record promotion in Boadilla del Monte

The new development, located on Fray Bartolomé de las Casas street, consists of twelve buildings constructed using an industrialised building system that has allowed the works to be completed in just 22 months. The complex offers 524 homes distributed among 109 one-bedroom flats, 246 two-bedroom flats, and 169 three-bedroom flats. More than twenty of them have been adapted for people with reduced mobility.

The facilities include a swimming pool, gym, multi-sports court, children's park, spacious common areas, and parking spaces. Everything is designed so that residents, mainly young people and families, can find a complete home without leaving the development.

Soaring demand: over 6,200 applications

The interest generated by this promotion has once again highlighted the high demand for affordable rental housing in the region. Since the registration period opened on May 11, the Community of Madrid has received over 6,200 applications to access one of the 524 homes. The allocation process prioritises those who can prove they have lived or worked in Boadilla del Monte for at least the last three years.

During the handover event, the president of Madrid emphasised the significance of access to housing for the new tenants.

"It is the opening to a new life, to new projects and new opportunities; everything that starts anew is always a wonderful adventure," she stated.
Ayuso also argued that access to housing is one of the major current challenges, a problem that affects many countries, but which in Madrid takes on a special dimension due to the constant growth of its population. In her view, the only way to contain prices is to increase residential supply.

Over 15,000 people benefited

With this delivery, the regional government claims to have already facilitated access to housing for more than 15,000 people. In parallel, it continues to develop the Vive Plan with nearly 14,000 homes spread across 26 municipalities, of which around 3,200 are expected to be completed before the end of the year. Boadilla del Monte thus joins the municipalities where the Vive Plan has already been deployed, including Alcalá de Henares, Alcorcón, Colmenar Viejo, Getafe, Madrid, Móstoles, Navalcarnero, Pinto, San Sebastián de los Reyes, Torrejón de Ardoz, and Tres Cantos.

The housing policy of the Madrid government is complemented by other measures approved in recent months, including the new Law of urgent measures in housing, which aims to promote the construction of more than 18,000 new protected flats over the next four years. For the residents of Boadilla, this promotion represents relief in a market where rents have risen by 12% in the last year, according to data from the real estate portal Idealista. The homes from the Vive Plan are rented at a price that does not exceed 30% of the family's income, with rents ranging from 400 to 700 euros per month, well below market prices in the area.

The keys are already in the hands of the first tenants, who will be able to move in starting next week. The Community of Madrid has set up a service office in the development itself to address questions about contracts and procedures.
